PCL Constructors Canada Inc. earned 
top marks at TCA’s Awards for delivering 
the second phase of Kingsway College 
Senior School’s renovation. The work 
took place within the school’s location 
in the commercial podium of an active 
and occupied residential high-rise in 
Etobicoke. It included the renovation and 
complete fit-outs of the second and third 
levels of the condo’s commercial podium, 
along with the addition of new breakout 
spaces, classrooms, a multipurpose 
room, a music room, a studio room, 
offices, a prototyping room, a lounge  
and washrooms.
“One of the biggest challenges was 
delivering a complex renovation within a 
live, highly constrained environment while 
meeting an accelerated schedule driven 
by school operations,” recalls Jonathan 
Rodrigues, special projects manager, PCL 
Constructors Canada Inc. (Toronto). To 
get a head start and mitigate risks, he 
explains, PCL engaged key mechanical, 
electrical and demolition partners early, 
completed site investigations up front  
and prioritized coordination through 3D 
laser scanning.
From there, the project team undertook 
meticulous planning, careful sequencing, 
just-in-time deliveries, precise execution 
and constant coordination to manage 
noise, vibration, access and safety 
without disrupting residents or building 
operations. The team also worked in 
tandem with the client, consultants and 
inspectors to enable phased turnover and 
partial occupancy as space requirements 
shifted ahead of the school year.
As a result, Rodrigues reports, 
“Through proactive inspections, flexible 
sequencing, temporary installations to 
address material lead times and close 
coordination with mechanical and 
electrical trade partners, the project was 
delivered nearly two months ahead of the 
original schedule without compromising 
safety or quality.”
In addition to its schedule performance, 
the project team is proud to report that 
the Kingsway College Senior School 
Phase 2 project reached 27,000 worker 
hours without a lost-time injury.
