PROJECT ACHIEVEMENT AWARD | MEDIUM BDA INC. | THORNCLIFFE PARK COMMUNITY HUB BDA Inc.’s Thorncliffe Park Community Hub project is an example of how industry leadership can create lasting community impact. The award-winning project saw BDA commissioned by The Neighbourhood Organization (TNO) to transform 67,000 sq. ft. of retail space at East York Town Centre into a fully integrated, culturally inclusive health and social services centre. As general contractor, BDA delivered the full interior demolition, structural modifications, clinical-grade mechanical and electrical upgrades, specialized medical and dental infrastructure and all interior finishes. Additionally, says Ken Burns, director of business development, the company led an integrated, collaborative delivery model, working with Hilditch Architect Inc., Colliers Project Leaders, numerous trades, consultants and community stakeholders to “shape a complex vision into a functional, welcoming environment we can all be proud of.” Converting a retail space into a cutting- edge clinical facility was no simple task, especially on the second floor of an active mall. “Retail buildings are not designed for the mechanical, electrical, acoustic and infection-control requirements of health-care spaces,” Burns says, noting that close collaboration with all stakeholders was essential. “Delivering this complex project on time, within an active shopping centre and to the standards required of a modern clinical facility reflects the dedication and professionalism of the entire team.” BDA thanks TNO, the Flemingdon Health Centre (FHC) and Health Access Thorncliffe Park (HATP) for “entrusting us with a project of such profound importance,” as well as its trade partners for “shaping a complex vision into a functional, welcoming environment we can all be proud of.” The company also applauds its project team, whose skills, leadership and commitment were instrumental in realizing a project that now stands as a source of pride. “This project represents one of the most meaningful undertakings in our company’s history,” Cowan says. “It was not only about building communal space and a health centre; it was about investing in the community’s future. Seeing the impact of our work firsthand reinforced why this project mattered so much to all of us.” “From the beginning, the Thorncliffe Park Community Hub project was more than a construction assignment; it was a response to a critical need within one of Canada’s most diverse and densely populated neighbourhoods,” says Lewis Cowan, president of BDA. “Thorncliffe Park had long faced barriers to accessible, integrated health care and this project offered a chance to help reshape that reality.” LAWYERS SUPPORTING TRADE UNIONS AND WORKING PEOPLE KOSKIE MINSKY LLP LEADERS IN CONSTRUCTION LAW 20 QUEEN STREET WEST, SUITE 900 | TORONTO, ON M5H 3R3 | KOSKIE MINSKY LLP JEFFREY ARMEL | JEFFREY LONG | DANIEL RESNICK 20 Quarter 1 2026 BUILDERSDIGEST THE BEST OF THE BEST AWARDS
