PROJECT PROFILE
A critical element in the overall design, the space has been 
reinterpreted to include urban agriculture, outdoor cooking 
and social gathering beneath mature trees. The Commons is 
anything but ordinary, as few modern buildings are  
designed with the social aspects of contemporary living so 
carefully considered. 
FUNDING MODEL
As a news release from Ryder attests, “This project received 
funding through the federal government's National Housing 
Co-investment Fund and through the Green Municipal 
Fund’s Sustainable Affordable Housing initiative, delivered by 
the Federation of Canadian Municipalities.”
James adds, “With this project, our streamlined design project 
management approach helped secure rezoning, development 
and building permit approvals in just over two years. An 
energy study submitted during rezoning also eliminated the 
need for a sixth-floor setback, improving energy performance 
while allowing for additional residential units. The project 
nearly triples the site's capacity while honouring Vancouver's 
modernist legacy of modest, community-oriented  
walk-up apartments.”
ON THE BRIGHT SIDE
Commissioned by Brightside Community Homes 
Foundation, 20 per cent of the units are fully accessible,  
while the remainder are readily adaptable, allowing residents 
to age in place. For Brightside, the project defines its mission 
to nurture communities through design while restoring  
pride and connection for residents underserved by the  
housing system.
